'The Sands', a R32 million 36 unit apartment development on Tritonia Road, in Blaauwbergrand, just one and a half blocks from the beachfront, is now all-but complete and occupation is scheduled to begin this month, reports the marketing agent, Mike Abrahamse, MD of the Rawson Properties Blaauwberg franchise.
The Sands developer is the Quadri Group, which has several such residential projects in this area to its credit.
'All 36 units in The Sands were sold out several months back,' says Abrahamse, 'but resales are now coming on the market and the good news is that a one bedroom apartment with a study can still be had for as little as R695 000'
'As the first R500 000 is not subject to transfer tax,' he said, 'and the costs of purchase consequently low, a purchase here is very much like buying in a first phase release'
The Sands comprises ten one bedroom apartments, each with a study, and 16 two bedroom units as well as six two bedroom penthouses and four three bedroom duplex penthouses.
'These penthouses,' said Abrahamse, 'are among the best designed properties ever seen in this area. They enjoy some of Blaauwbergs best Table Bay and Table Mountain views. In addition, they are air-conditioned and have large paved wind-free open air patios with Jacuzzis and braai areas. Very few buildings in Blaauwberg offer quite such sophisticated entertainment facilities'

A two bedroom penthouse can still be bought for R1 395 000 and a three bedroom unit for R2 495 000.
These prices, said Abrahamse, will seem 'almost ridiculously low' within the next two or three years especially as building prices throughout the area are still escalating at above 20% per annum.
