Plot in Blue Downs coming up for auction this March

Since 2005 the sale price of properties in Blue Downs, the Cape Flats mixed use precinct which has now been established for some 30 years, has more or less risen steadily from an average of R104,000 to R364,000.

“Although we have seen slight fallbacks in 2009 and 2011, on the whole the trend has been steadily upwards,” says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.

“This,” she says, “should be borne in mind by anyone looking for a good investment in this area.”

Jovanovski and her team are now offering a 500 m2 plot in Sunbird Park, Hagley, one of Blue Down’s better addresses. The area is already fairly well developed, says Jovanovski, and is attractive.

The auction will take place on 26th March at 12 noon at the Rawson Property Group’s head office, which is sited at 222 Main Road, Rondebosch (on the corners of Main Road and Klipper Road).

Jovanovski has recommended that bids start from R180,000.

Rawson Auctions do not impose a bidding fee but they do insist on a deposit of 5% and an auctioneer’s commission of 10% (plus VAT) being paid on the fall of the hammer. Potential bidders are reminded that South Africa’s Consumer Protection Act stipulates that all bidders have to register with the auctioneer and produce ID documents and proof of residence.
