Magnificent Spanish style home in Muscat Way, Constantia to go under the hammer

Rawson Auctions Western Cape’s growing reputation for being able to market top bracket homes will be enhanced by its latest mandate, a magnificent Spanish style home in Muscat Way, Constantia, Cape Town.

Sited on 2,500 m2, this double storey home has eight bedrooms and six bathrooms (four of the bedrooms are en suite), an exceptionally spacious living/dining area, two TV rooms and two kitchens. The main kitchen opens onto the living/dining area.

The home has an enclosed patio, a separate entertainment and braai area, a gymnasium, a laundry room, storage space, a tool-shed, a koi pond, a gazebo, separate servant’s quarters and garaging for three cars, as well as ample parking space.

“What sets this impressive home apart,” said Tanya Jovanovski, Rawson Auctions co-franchisee for the Western Cape, “is the fact that it is authentically Spanish, both externally and internally and has been superbly maintained. The garden, too, is in near-perfect condition.”

In the 2007 property boom, said Jovanovski, a home of this quality would almost certainly have sold for R13 million or more.

“The current reserve price of R8,8 million recognizes today’s tough trading conditions for top level property and is exceptionally reasonable by any standards,” she said.

Rawson Auctions do not charge a bidder’s registration fee. Their terms do, however, call for a 10% auctioneer’s deposit and a 5% overall deposit on the fall of the hammer.

The auction will take place at 12 noon on 24th April at the Rawson head office at 222 Main Road, Rondebosch (the site is on the corner of Main Road and Klipper Road). This, said Jovanovski, is a venue that is proving increasingly popular with potential home buyers from a wide variety of areas as it is so easily accessed.
