Sales have been going ahead steadily at the new Oude Chardonnay security village in southern Paarl. The project, which was launched toward the middle of 2014 and for which the Rawson Property Group’s Paarl franchise was given the sole marketing mandate, has seen 85% of its 40 townhouses signed for, and, Lizette Joubert, franchisee for Rawson Property Group in Paarl, expects it to be sold out well before the end of March this year.
“The homes here have all been designed in a simple, but elegant single-storey Cape Vernacular style, the characteristics of which are white or cream plaster facades, straight line gables on the garages and in some cases on the main section of the buildings as well as simple mouldings around the windows.”
On offer are two or three-bedroom homes, but all of these can be supplied with variations to the internal layouts, as specified by the client. Air-conditioning and one solar-heated geyser are standard for all units, as are the granite countertops in the kitchens. The floor sizes are from 87 m2 to 116 m2 for two-bedroom and three-bedroom units, and the prices vary from R1,295,000 to R1,450,000.
Van der Westhuizen, said that buyers are coming to Oude Chardonnay from all over South Africa, particularly from Johannesburg and Durban and the development is proving popular with investors, who are finding, now that the first nine families have taken on occupation, that it is possible to charge a rental income of around R7,200 per month.
Questioned as to why there have been repeated, favourable reports about this development, the Rawson Paarl agents said that, by Paarl standards or indeed by those of most other popular developments, the prices are still ‘very reasonable’.
“This is especially true because our site, which fronts onto the Berg River, will have two hectares of landscaped gardens and walkways, all with a tight security system,” said Joubert.
“The property is encircled by mountains and valleys, and, offers great views of the Paarl, Simonsberg, Franschhoek and the mountains. At the same time, the site is only a two-minutes’ drive from the centre of town and even less to the town's retail complex.”
