In the last year or so, the property media throughout South Africa have regularly tipped the Cape Peninsula’s southernmost town, Simon’s Town, as a good property bet. In general, the articles have found much to praise in the town: particularly its historic atmosphere and characterful main street, (some of the homes in this precinct date back to the 19th century), its good restaurants, its safe warm water beaches (one or two with penguins), its flourishing yacht club, its good rock and ski boat fishing, its well-maintained mountain paths and its very low crime statistics. All of these are bonus points which make living here a very pleasant experience.

The Rawson Properties Fish Hoek/Simon’s Town franchise, which is run by Leon Bosman and Cathy Baker, has predicted that Simon’s Town will experience a boom in the next decade. Already, they say the average price for a home in Simon’s Town proper is R2 million and they have homes valued at anything from R2 million to R8 million plus.

For those who would like to live in the area but find its prices daunting, Bosman and Baker have pointed out that in Welcome Glen, which is only 3 km from Simon’s Town’s centre and which is conveniently close to the Glencairn Beach, homes can still be bought from R800,000 to R1,8 million and the majority of homes coming onto the market are just over R1 million – making this area well worth investigation.

Right now, an exceptionally attractive prospect here, priced at R1,375,000, is a 130 m2, modern two bedroom home built in an authentic Cape Vernacular style. The house has pale grey façades and white wooden doors, creating a pristine, fresh look. This is complemented internally by most of the features and cupboards being in white or pale pastel colours and the kitchen cupboards are particularly striking in this respect.

Extensive use has also been made of small pane glass, both for the full length doors and for many of the windows, some of which are in a bay configuration.

Bosman says that it is very rare to find such a tasteful design in such an inexpensive area and, he predicts, this home will set a benchmark for new development in Welcome Glen.
