
Rental hunting is a bit like dating. There’s excitement, possibility… and a fair chance of disappointment if you don’t go in with a game plan. With the rental market heating up in hotspots like Cape Town, tenants need to move fast – but not carelessly.
“It’s a competitive space out there, especially in the most desirable areas,” says Jacqui Savage, National Rentals Manager at the Rawson Property Group. “If you want the best shot at landing a great rental, you need to be well-prepared and know what to look for.”
Here’s her expert guide on what really matters, and a few often-overlooked gems that could save you money, time, and serious headaches.
1. Zoom in on location details
It’s easy to fall in love with a suburb, but the magic (or mayhem) is often in the micro-details.
“Noise levels, traffic flow, parking availability, security, and access to public transport can vary
dramatically from one street to the next,” says Savage. “Always visit the property at different times of the day to get a true sense of the surroundings.”Also keep an eye out for signs of ongoing construction or late-night businesses nearby – they can make a big difference to your day-to-day living.
2. Look past the pretty pictures
Listings are designed to show properties in their best light – literally. But don’t let a slick photo shoot blind you to the basics.
“During viewings, open every tap, flush toilets, test light switches, check cupboard doors, and run your hands along walls for signs of damp,” Savage advises. “And don’t forget to test your cell signal and check whether the property has fibre coverage if you rely on fast internet.”
Also, take note of how much storage space there really is, and whether the layout works for your lifestyle, not just your furniture.
3. Ask what’s included – then get it in writing
Standard inclusions can vary widely, so never assume anything. Clarify up front whether things like water, electricity, security services, or garden maintenance are included in the rent.
“Appliances like fridges and washing machines are not usually part of the deal unless it’s a furnished rental,” Savage notes. “And even then, it’s best to have a detailed inventory in writing to avoid confusion later.”
4. Scrutinise the lease agreement
The lease is your legal safety net – don’t rush through it. Take the time to understand:
- Maintenance responsibilities
- Early termination penalties
- Deposit refund processes and timelines
- Rules around pets, visitors, and alterations
“If anything’s unclear or sounds unreasonable, ask for clarity before signing,” says Savage. “This is your chance to set fair expectations on both sides.”
5. Talk to the people who know
When possible, chat to existing tenants or neighbours – they can give honest insights into how well the property is maintained, how responsive the landlord is to issues, and what the building or complex is really like to live in.
“A quick chat can reveal a lot you won’t get from the listing or even the agent,” Savage says.
6. Be ready to move quickly
In competitive markets like Cape Town’s Southern Suburbs or the City Bowl, great rentals don’t sit empty for long.
“Have your documents ready – proof of income, ID, references, and anything else required for an application,” says Savage. “The sooner you can apply, the better your chances of landing the place you want.”
While speed may be of the essence, however, Savage cautions prospective tenants not to leap before they look.
“There are a lot of scammers out there ready to take advantage of the unwary,” she says. “Make sure you’re dealing with a legitimate agent or landlord before handing over any actual money.”
