Those who do not know the Cape West Coast suburbs which are within relatively easy commuting distance of Cape Town are often not aware that the charming village of Melkbosstrand has on its northern side a separate precinct of some 287 houses and 71 sectional title units known as Van Riebeeckstrand. This is sited some 5 km from the business hub of Melkbosstrand where the main retail and other facilities serving the area are sited – and it may surprise residential property trend analysts to learn that the area is now experiencing a totally unprecedented rise in demand, with some 21 homes already having changed owners in the past 12 months.
“Van Riebeeckstrand,” said David Evans, co-franchisee with his wife Anne-Marie for the Rawson Property Group’s Melkbosstrand franchise, “possibly lacks some of the old world charm of Melkbosstrand but it more than compensates for this by consisting almost entirely of relatively new homes dating back to the 1990s, all of which tend to have modern attractive designs. Van Riebeeckstrand is today, therefore, very much an upper middle class area in which virtually all the homes have increased in value by at least 15% over the last year. This is an even faster growth rate than that of the also popular Melkbosstrand homes.”
Most of the sales activity in the last year at Van Riebeeckstrand, said Evans, has been in the R2,5 million to R3,5 million bracket, for which the buyer will get a three or four bedroom home on a plot of approximately 800 m2 in size. As at Melkbosstrand, he said, the well-priced sea-facing beachfront homes are much in demand. On the other hand, he said, it is still possible here to buy a ‘substantial’ home, again with three or four bedrooms, for as little as R2,6 million provided the buyer is prepared to settle for a property further from, but still in walking distance from the beach.
