Upper Constantia marketing lifestyle property

A 455m² Constantia home with some exceptionally large open plan living areas has come on the market via a sole mandate awarded to Rawson Properties Upper Constantia franchise, which is owned and managed by Eugene Pienaar.

Sited in Kreupelbosch Road, not far from the Peddlars on the Bend Restaurant, in the heart of Constantia, the home has panoramic, totally unimpeded views of the entire Constantia Valley mountain range, from Silvermine to Kirstenbosch. All the bedrooms are also large and give access through French doors to outdoor patios. There are four interlinked reception rooms, an outdoor breakfast nook, a study, a spacious kitchen with state-of-the-art double microwave and convection ovens, servants accommodation, garaging for three vehicles and a swimming pool. The garden is automatically irrigated and the house is protected by security walling and electronic gates. Pienaar said that at a price of R5 995 000, the home is competitively priced and represents good value for money.

'The high ceilings, slate and travertine tiles, marble countertops, sophisticated lighting and other features make this a very distinguished home,' said Pienaar.

Pienaars Rawson franchise is less than a year old. He and his partner, Eric Borge Blaugsted, had, he said, set themselves the target of winning 8% of the Constantia market by mid-2008, on their current sale rate this is likely to be 10 to 12%, Pienaar.

'Demand for Constantia homes is very strong,' said Pienaar. 'We have many buyers waiting for their ideal home to come on the market. Throughout South Africa and, indeed, in some overseas countries, Constantia is seen to epitomise gracious Cape living. The plots are large, the views splendid, the ambience is rural and you are always close to both vineyards, restaurants and upmarket retail centres'

Pienaars Constantia team had, he said, decided on a strategy which involves being selective about the homes they take on to market, but, having got them, they focus on them and market them proactively. This, he said, means that they place large advertisements regularly and prepare expensive, comprehensive individually bound information brochures with professionally taken photographs, full specifications, plans and other information.

'Out tactics appear to be the right ones because, as mentioned, we are ahead of our targets and, it is widely accepted, already made a significant inroad into this upmarket territory'

Pienaar has a B. Com degree and is now close to completing a three year degree which will make him a qualified property valuer. 'This,' he said, 'ties in with my franchises goal of providing a superior service in a truly professional way'
