The Rawson Property Group's rental management system is on target to cater for the whole group by mid-2015

The RentalConnect system, developed by the Rawson Property Group, and initially released in early 2014 to assist Rawson Rentals franchises with the administration involved in their operations, has now brought just over 50 franchises onto their system – and is right on track to have all 90 plus Rawson Rentals franchises using the system by the middle of this year, as originally planned.

Mike Fresen, who heads up RentalConnect, said that the system offers a rental management solution, which goes beyond just the usual billing and accounting function and offers rental franchises a comprehensive internet-based rental management and support service.

RentalConnect addresses the key elements of rental administration, including maintenance inspections and general service support, calculation of commissions, reporting and payment of royalties and other fees as well as statistical reporting.

“It is therefore beneficial to Rawson Rentals franchises in many ways,” said Fresen, “for example, the system will provide a notification when payments are overdue and when inspection and maintenance activities need attention, it will give timeous reminders of leases coming up for expiry and provides ongoing performance information through the dashboard.”

The system, said Fresen, is continually being adapted, extended and enhanced to provide the function and services which benefit Rawson Rentals franchisees. 

“The system is aimed at assisting the franchise, and specifically the rental agent, with the administration of his rental service,” said Fresen. “With it enabling the franchise to build capacity and efficiencies, and ultimately to grow the business and the bottom line profit.  In the Rawson Property Group, we now have some portfolios with over 300 properties under management operating successfully on RentalConnect.”

Asked what difficulties Rental Connect encounters, Fresen said that one of the key challenges can be assisting the franchise to adapt to the new system — but, he said, we are sensitive to their situations and help to overcome them. The technical challenges both in and around the system need ongoing attention, and managing a diverse set of requirements from a large group can also present communication and consensus challenges. 

Rawson management for their part benefit from receiving regular up-to-date management reports which assist them in managing and improving the rental franchise business as a whole.
