One of the points that those promoting Rawson franchise sales frequently stress is that a successful franchise can expand and add new strength to its operation. In some cases this means that a franchise takes on extra territory – in others it can mean that they move into new fields of activity.
The Boksburg Rawson Rentals franchise, which has been owned since October 2011 by Lezaan Wiid and Lindi Cloete, has been a highly successful operation, capitalizing on a market where demand for rental accommodation is very strong and where rentals can be anything from R2,000 to R20,000 per month (the bulk of the demand is in the R5,000 to R8,000 category). This Rawson Rentals team has in fact for some time been signing on around six new tenants each month and is now managing a portfolio of over 150 units.
This experience, says Wiid, has made her and her colleague highly aware that certain tenants will always want at some stage to buy their own unit or home, often upgrading in the process. While certain landlords will often reach the stage where for whatever reason they will want to sell.
“In these cases, we have had to hand over such clients to registered sales agents but now we are happy to say that we handle them ourselves.”
Initial reaction to the announcement that they will now handle sales, says Cloete, has been very good and, despite drastic shortages of stock throughout Boksburg, the Rawson team is confident that they will have anything from 10 to 20 homes on their stock list in the near future.
“This is very much a middle class area,” comments Cloete, “and therefore there is virtually no stock available under R800,000, while at the other end of the scale we can, on occasions, be asked to sell homes valued at over R10 million. However, 70% of enquiries are for homes priced from R1,2 million to R1,4 million.”
Wiid says that they plan to employ four agents by the middle of this year and will have at least one agent available on a 24/7 basis from the 1st of March 2015.
