Stikland is a predominantly industrial area which falls within Bellville, Cape Town. Stikland Industrial, the industrial heart of Bellville, is host to a variety of light, medium and heavy industries. “This industrial area still possesses vacant land, allowing development in an area which is, at this time, almost fully exploited,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division. There is a small residential area, mainly located within the suburbs of Loumar and Shirley Park.

Location and access

Stikland lies within Bellville, with Brackenfell and Eikenbosch on its perimeter. “The area is flanked by the R101 motorway to the northwest, the R300 to the east and the R102 to the south. This allows easy access for bringing in raw materials or transporting manufactured goods out of the area,” Breytenbach explains. Cape Town Harbour is only 30 kilometres to the east, although the drive could take an hour due to heavy traffic during peak periods. Cape Town International Airport lies 13 kilometres south, and can be accessed via the M10. Milnerton Beach is the closest swimming beach, 23 kilometres west of Stikland. Taxis and minibus taxis are readily available, and the railway line from Cape Town to Wellington runs between Stikland Hospital and Stikland Industrial, with Stikland Station situated close to the R102 and Loumar.

Commercial Property

Stikland Industrial boasts a wide variety of manufacturing, warehousing and distribution companies together with many factory shops. These include Cape King Foods, Nike Factory Store, The Biltong Company, Lee Cooper, New Balance, Wire World, Hertex Fabrics, Levi’s Factory Outlet and Aristea Dairy Factory Shop, to name a few. Bellville Access Park, which comprises mainly factory shops, is located in Stikland Industrial. Other manufacturers located in this area are Brights Hardware, Delta Steam Systems, CJ Distribution Warehouse, SK Technologies, Sofaplanet, Envirochem, McM Blasting & Coating, Hose Manufacturers of SA, Elco Plastics, Tanker Services and SAB.

“Stikland Industrial is home to a number of business and industrial parks. Kaymor Business Centre, Coenru Business Park, Santos Park, Stikland Park, River's Edge Business Park and Flowpark are well established, with new parks opening occasionally,” remarks Breytenbach. Units of varying sizes, suitable for large, medium or light manufacturing, storage or distribution as well as office space are available, with ample parking and 24-hour security.

Monthly rentals in the area for small to medium industrial premises range from R50 to R60 per square metre, while larger premises generally cost between R45 to R50 per square metre. Those that include upper-grade office space cost comparatively more, depending on the premises’ size, location and general layout.

Amenities

As with most areas in greater Cape Town, Stikland is enviably situated to access all that the city has to offer. Entertainment is offered at the Bellville Velodrome, Bikers Driving Range, Cool Runnings Toboggan Track and Mayibuye Archive Centre. Other nearby diversions include the Barnyard Theatre in Willowbridge; cinemas in CapeGate, Tyger Valley and Parow; Bellville and Parow Golf Clubs; and Bellville’s cricket, hockey and football clubs. Tygerberg Nature Reserve is less than 10 kilometres from Stikland, offering the outdoor enthusiast fresh air, panoramic views, hiking trails and bird watching. Climor Shopping Mall is situated in Stikland, but other shopping malls nearby are Bellville Mall, Nobel Park, Tyger Valley Shopping Centre and CapeGate. Schools in the area include Excelsior Primary School and Dunatos Remedial School, while excellent primary and secondary schools are also available in nearby suburbs. Stikland Hospital caters for mental health patients while Tygerberg Hospital is less than four kilometres away. “All other retail outlets or services that residents may require can be found in Bellville,” Breytenbach advises.
