Recent experience at certain Cape Peninsula show houses has proved yet again that this method of publicising and marketing a home is definitely the most successful tool available to any estate agent — and those hoping to sell their homes, say Eugene Pienaar and Nancy Todd, the co-franchisees at the Rawson Property Group’s Constantia franchise, should take note of this.
Any home for sale will benefit from being given as many as 12 show days. This is also the view of Bill Rawson, the Chairman of the Rawson Property Group, who has had 40 years in property marketing.
An upmarket home in one of the Cape’s prestigious suburbs which had been on the market for a substantial period of time, said Pienaar and Todd, was recently put on view six times over a period of six weeks and the number of visitors and enquiries received far exceeded the figure for the entire previous two years, during which time the property had simply been listed and occasionally advertised.
“If a home has appeal,” says Rawson, “putting it on a show day when it can be viewed calmly in full daylight without the owners being present (they will have been asked to be absent for the afternoon) will greatly enhance the likelihood of a sale.”
Recent months, says Pienaar, have also shown that, if given a well-organised show day, luxury homes, which a year ago were attracting almost no attention are now being inspected and discussed.

“Those coming to such homes,” he says, “are not just ‘the curious’ but also genuine potential buyers. This was predicted by many and it is encouraging to see this revival in interest at a time when the more expensive homes are still taking time to sell.”
