Sectional title garaging often confusing

When reselling a sectional title unit it is absolutely essential that both the owner and the agent understand fully what the garaging arrangements are, says Bill Rawson, Chairman of Rawson Properties.

Rawson says that his group has had more than one case in which the agent was given faulty information about the units allocated parking area within a complex.

The problem, says Rawson, arises most often when the seller is an investor, who has never even seen his unit and then gives the selling agent inaccurate information.

'The situation,' says Rawson, 'can be particularly confusing when the flats and the parking areas do not have the same numbers' The agent will tell the new buyer that he is entitled to a specific parking bay only to find that he is in fact now the owner of a different, less convenient parking space.

'It is therefore essential that a prospective buyer checks that the parking area he is purchasing, corresponds with his allocated 'section' in the development. If this information is not correctly written on the sales agreement, it will make the contract null and void'

Many new sectional title units today have less parking than the residents and their visitors actually need '“ and this can exacerbate the difficulties, added Rawson.

In some cases, he says, double rank parking causes endless frustrations with cars being parked in by the occupants flatmates.
