Paola Magni, the Rawson Property Group’s resident agent at Royal Ascot (reporting to Marc and Esme Vladislavich of the Milnerton franchise), went on record recently as saying that of all the mega-developments carried out in the Greater Cape Town area in the last half century, Royal Ascot, which now comprises ± 2,000 homes in 21 gated security villages, each with its own distinctive designs and each protected by boundary fencing and often by guards, has been without doubt one of the most successful.
“Almost from the word go,” said Magni, “every one of these villages sold well – with the result that today prices are still rising year-on-year by 15%. Our biggest challenge now is, as in so many other franchises, to find stock, but when we do get it, it usually goes out of the window within a day or two and always in under two weeks.”
Royal Ascot’s eclectic mix of housing, said Magni, does mean that she can offer homes here from R690,000 (for a single bedroom bachelor apartment) to R3,5 million (for a three or four bedroom unit) – again of course in one of the gated estates.
The majority of enquiries which she is fielding are, said Magni, for duplex townhouses found in such villages as Coral Grove and Cheltenham Ridge and selling at prices from R2,1 million to R2,5 million. These usually have some 250 m2 of floor area and are on 600 m2 plots.
Royal Ascot’s appeal, said Magni, is enhanced and bolstered by its landscaping, especially along its well-maintained automatically irrigated boulevards and by its exceptionally tight security with electrified wall toppings on every village and patrolling guards from Crime Watch, making this one of the securest areas in the entire Cape Peninsula.
The precinct’s appeal, she added, is also bolstered by its close proximity to major retail centres (including Century City) and the centre of Blouberg, good local schools producing matriculants with above average results, many places of worship (not only churches but synagogues and temples as well), the very popular golf course, the long beaches and the area’s two lagoons.
“When we have enough stock, I can easily sell up to five homes here in a month – but we are likely for some time to come to continue to be short of stock. Buyers should, however, not lose heart and should try and rent here or nearby until the right home comes their way. Our records show that given patience there are very few buyers that we cannot satisfy within four to six months.”
