Capitalising on their leading position as residential property developers in the central Cape Peninsula suburbs and on their 4,000 plus client base list, all of whom they mail regularly, Rawson Developers, the development and construction arm of the Rawson Property Group, this week announced the forthcoming prelaunch of their fifth Rondebosch development – their twelfth in the central Cape Peninsula Southern Suburbs. They have been active in Cape Town since 1993 and have completed over 90 residential developments.

‘The Premier’, the new high rise apartment complex will be built on a 3,345 m2 site fronting onto Main Road, Rondebosch, diagonally opposite the Rawson Property Group’s head office on the corner of Klipper Road and opposite Westerford High School. The site is very central, being only a two minute walk away from the Newlands Rugby Ground, five minutes from the Dean Street Arcade shopping centre and only a three minute drive to the University of Cape Town.
To bring the new development about, Rawson Developers had to consolidate 11 erven, all of which have small homes on them which will now be demolished. The consolidation period took three years.
The building now designed for the site, said Trevor Weston-Green, Rawson Developer’s Property Development Analyst, will be ‘far and away’ the most modern and chic yet developed by Rawson Developers. It will have eight levels, the ground floor and adjacent areas being left open for the parking of 112 vehicles.
Above these there will be 79 apartments altogether and they will come in three configurations: studio, one bedroom and two bedroom units.
The studio units have 30 m2 and 32 m2 floor areas, the one bedroom units 50 m2 and 53 m2 and the two bedroom units 77 m2 to 140 m2.
All except a few of the studio apartments will have balconies, those on the top three floors being large and suitable for entertaining. As the block will be square shaped, north and west facing units will have views of Table Mountain and Devil’s Peak.
Weston-Green said that Rawson Developers’ architect, Gordon Hart, had been asked to conceive a truly interesting and varied façade treatment. This has been achieved by stepping back or accentuating sections of the façade and by introducing to the exterior a variety of colours and materials including full length glazing, aluminium and wood.
“We recognized from the outset that this is a high profile site in an exceptionally upmarket area and that we had to come up with a design which would raise the precinct’s image further still,” said Weston-Green.
Internally, he said, the accent has been on achieving easy through flows on open-plan layouts and on specifying quality finishes and equipment. Buyers will have a choice of carpeting for the bedroom areas and of 600 mm by 600 mm ceramic tiles for the communal areas, bathrooms and kitchens. All bathrooms will have walk-in showers, built-in vanities and wall mounted mirrors.
“It has to be accepted these days,” said Weston-Green, “that the kitchen plays an important role in enhancing lifestyle. This being the case, we gave our kitchen layouts special consideration. All kitchens will have ovens, hobs, extractor fans and granite countertops.”
Every effort, said Weston-Green, has been made to achieve an exceptionally safe environment: the site will have electrified boundary fencing and will be approached through a single monitored entrance. Guards will be on duty 24 hours a day and a comprehensive CCTV network will cover the entire complex and site. Most importantly, access to the complex will be via biometric fingerprint recognition – a new technology that has so far been installed on less than 5% of Cape Town’s buildings.
Studio units have been priced to start at just R890,990, one bedroom units from R1,2 million to R1,45 million and two bedroom units from R2 million to R2,6 million.
Carl Nortje, Rawson Developers’ Managing Director, said that the official launch will be in October and initial handovers are scheduled for the end of the first quarter of 2016. Nortje revealed that already the Rawson client base has signed up for 72% of the units, with the result that the studios and single bedroom units are now all sold out. Full sell out, he said, is expected before the end of this year. This, he said, was to be expected in view of the huge success of the previous four Rawson developments in this area.
