On every one of Rawson Developers’ more recent sectional title developments they have found that several keen potential buyers have complained of being denied a ‘first look’ at what is on offer.
This, these clients say, results in their quite possibly losing out on what they regard as the best units in each new development.
“Their complaints,” says Trevor Weston-Green, Property Development Analyst for Rawson Developers, “are seldom really justified because we do advertise extensively from early on and the property media often feature our developments. However to overcome this objection on our latest development, The Beaumont in Claremont (on the corners of Brooke Street and Grove Avenue), we have come up with an offer and a competition.”

This will put them in the position to be put on a mailing list, the recipients of which will receive regular news on the planning, design and cost updates for The Beaumont.
Furthermore, when the development is officially launched in November this year, all the names on the list will be put into a hat, from which one name will be drawn. This person will receive a R5,000 Cavendish Square gift voucher.
Then, in a subsequent draw, one of those who were on the list and who has signed for a unit, will be given a R20,000 fixtures and fittings upgrade to his unit – at Rawson Developers’ cost.
The Beaumont will be ready for transfer in early 2015. It will, says Rawson Developers Managing Director, Paul Henry, be the largest residential development seen in the Southern Suburbs in some time. The development will consist of two blocks, both mainly north facing, beneath which will be two level basements for parking. One of these blocks will reach the height limit for Claremont, which is 33.75m and the other will be five storeys high. There will be 179 apartments altogether.
The apartments will be in four main configurations (each will have its own variations): bachelor units and one, two and three bedroom units.
It is, says Henry, still too early to finalise prices, but at this stage it looks as if they will be between R650,000 to R4,5 million – with the bulk of the demand likely to be in the R1 million to R2 million bracket.
The site of the development, adds Henry, puts it comfortably into a 3 km radius from UCT and only 200 m from the Jammie Shuttle Claremont student bus stop. Any sectional title apartment in this area, which is suitable for students, as these will be, makes it an excellent buy-to-let investment.
