Properties in the 300 unit Hermanus Beach Club still represent some of the best value buys to be had on this entire section of the south coast of the Western Cape, says Peter Greyling, franchisee for the Rawson Property Group in Hermanus.
Sited just over 2 km out of town, the Hermanus Beach Club, says Greyling, can still offer two bedroom apartments from R550,000 (the last to go at R480,000 was recently sold) up to R1,7 million for a luxury three bedroom penthouse suite. The average price of a three bedroom unit is around R750,000 and freestanding cottages in the complex can be priced from R1,2 million to R2,7 million for a fully equipped sea-facing unit. The complex is about five minutes by car to the local harbour and numerous restaurants.
Alta Bester, the Rawson Property Group’s agent who has served this development for thirteen and a half years, says that four factors have made the Hermanus Beach Club increasingly popular. These, she says, are that:
1. An active and very involved home owners’ association has always ensured that the appearance and upkeep of both the units and the gardens is done thoroughly and competently - the entire complex is currently being completely repainted;
2. Short term rentals are achievable at high prices here, e.g. around R700 per day or around R4,000 per month for a simple two bedroom flat – out of holiday season;
3. The Hermanus Beach Club is probably the most secure precinct in the entire Hermanus area as crime has been almost completely eliminated here; and
4. The club has excellent communal facilities, including a clubhouse, a large swimming pool, a children’s park, a gym, and tennis and squash courts.
Bester says that it is interesting to note that in recent years certain owners who have left previously have now changed their minds and have rebought here.
