Pearl Valley home auction could give buyer the 'bargain of the decade'

On the 18th of July Rawson Auctions will be auctioning a magnificent home at the Pearl Valley Golf Estate in Paarl. The reserve price of R8, 5 million, says Tanya Jovanovski, Rawson Auctions franchisee for the Western Cape, represents at least a 50% discount on the prices that the homes at this upmarket golf estate were obtaining before the economic downturn affected prices. The auction will take place at 12h00 at the Rawson Property Group Head Office (222 Main Road, Rondebosch, Cape Town.)
 
A very similar home on the 19th fairway, said Jovanovski, was recently sold by Dubai World for R19 million.
 
“There are, in fact, no inexpensive or down-market homes in this entire project,” she said, “and if ever there was a buy of the decade, this is it.  The home overlooks the 13th hole and has stunning views of the surrounding mountains.  Furthermore, it conforms in every way to the enlightened architectural guidelines that were laid down by the developers.”
 
This, said Jovanovski, means that the home has an attractive dark-grey slate tiled roof, extensive white plastered walls with Cubist proportions, spacious living, entertainment and outdoor patio areas, all with anodized aluminum frames, large upper floor balconies and sophisticated tiling and down-lighting.
 
The home, which has no less than 778 m2 of floor area, has six bedrooms, all of which are en suite, a designer kitchen with its own scullery, a formal lounge, a separate dining room, a cocktail bar, a media room and a double garage.  The garden, as is always the case at Pearl Valley, has been fully planted with indigenous plants.  The central clubhouse with its now famous restaurant is within 10 to 15 minutes’ walk of this home.
 
All the owners at Pearl Valley, said Jovanovski, automatically qualify for a golf club membership. The course now has world ranking and has hosted several major South African tournaments.
 
“Recent publicity concerning the developers’ financial problems at Pearl Valley,” said Jovanovski, “should not cause buyers to forget that the entire infrastructure of this development is complete and working efficiently.  Scenically there are very few more attractive residential projects in the whole of South Africa.  The small lakes, fed by the Berg River, and the tall trees which were originally on the estate have been retained and make this a very attractive residential/sporting facility.”
 
Jovanovski predicted that the buyer of this home will in less than a decade find himself holding an asset with a value of R60 million plus.
 
“Only rarely,” she said, “do homes of such immediately obvious quality come onto the market at such incredibly low prices.  In all my property experience, nothing that I have ever handled has had quite the same intrinsic worth as this home.”
 
Rawson Auctions do not charge a bidder’s fee.  A 5% deposit is demanded on the fall of the hammer and the buyer has to pay a 10% commission plus VAT.
