No shortage of tenants for Cape Town's commercial and industrial property

The Rawson Property Group’s third Western Cape commercial franchise set up three years ago, with Mike Abrahamse and Gary Vos as the franchisees, reports that demand throughout the Western Cape is growing steadily every year.

“In the last six months,” said Abrahamse, “we have doubled our rental commission turnover figures and with more stock available we could have done even better. In July this year our team signed up 14 leases, many being for three to five years, with 8 to 9% annual rental escalation.”

The July achievement was exceptional as it was during mid-winter, a time when traditionally commercial letting and sales activity in the Cape is slower.

Although no one type of industrial or commercial property is clearly in stronger demand than the other, there is, said Abrahamse, an ongoing call for the smaller mini-factories and warehouses, especially those in the 300 m2 to 1000 m2 size range. These are particularly popular if they include two or three offices, yard space and if they are located in a security park with an electric fence and an on site security guard. Rentals in the most popular industrial areas range from R30 to R60 per sqm with the most popular mini factories renting at an average of R45 per sqm.

Eighty percent of our franchise’s turnover, said Abrahamse, is generated by rental leases, however we have sold three properties in the last six months with values ranging from R800,000 to R7,2 million. In every case our clients were satisfied with the price they paid and the service they received from us.
