The demand for security estates in Paarl has far outstripped the supply – but relief, says Lizette Joubert, franchisee for the Rawson Property Group in Paarl, is now on hand in the form of a newly launched estate. The cherry on the top is that this estate is not only named after but is actually sited on one of the Boland’s most historic and respected wine farms, Kleine Parys, which was founded in 1692, and which is capable of offering residents in the new development a truly rural winelands lifestyle.
The new Kleine Parys security village is situated just east of the Berg River (close to Boschenmeer) and is being developed by the property developers, Shibbolet.
Kleine Parys will have 40 units in the first phase and every one of the homes will be freestanding, north facing and all will conform to a modern Cape Vernacular style evolved by Arnold Barnardo of the respected Durbanville firm, van Biljoen and Barnado Architects. All the homes will also have white plastered walls, interspersed here and there with covered sections and exposed brickwork and black tiled roofs. The plots will vary in size from 608 m2 to 968 m2 (large by security village standards) and the floor areas from 150 m2 to 264 m2, again substantially bigger than the average security village home.
Eight different designs are available, the two largest being double storey and these have two and three bedrooms. The price range here is from R1,6 million to R2,952,000, the bulk of the units being available at below R2,200,000.
“The project is, therefore, decidedly upmarket,” says Joubert, “but the price range makes its units affordable to a very wide range of buyers. Judging by the enquiries we had pre-launch, it looks as if the Kleine Parys security village will appeal to both young and older people, particularly young families with children in school, because such famous schools as Paarl Boys’ and Paarl Girls’ High Schools, Paarl Gymnasium and La Rochelle are all within cycling distance of this estate.”
The Rawson sales will be managed by Elrika Coetzee, the Rawson Property Group’s new Paarl project coordinator for new developments. Coetzee has 12 years’ experience in property.
The finishes and fixtures in the buildings will all be unmistakably upmarket and of a very high quality. They will include granite tops in the kitchens and marble tops in the bathrooms, sculleries attached to all the kitchens, double garages (all with automatic doors) and, a very welcome feature in Paarl’s warm climate, large covered patios.
“One of the big attractions of Paarl,” said Coetzee, “is that it has a fairly low crime rate. With the precautions being taken at Kleine Parys, this will be one of the safest places in the Western Cape in which to live.”
In view of the high rentals now achievable in Paarl, added Coetzee, units at Kleine Parys are also likely to appeal to investors.

The developer is funded by Nedbank, who have indicated that they will be willing to give 100% loans to those who meet their client criteria – a sure sign of their confidence in the project.
