The highlight of Rawson Auctions’ busy May schedule will be a multiple auction scheduled to be held at the Rawson Property Group’s head office at 222 Main Road, Rondebosch at 12 noon on 22nd May – and the largest property to be offered here will be a 27,8 ha smallholding at Joostenbergvlakte, just 20 minutes’ drive on the N1 from the centre of Cape Town.
Although at the moment largely uncultivated, the farm, says Tanya Jovanovski, co-franchisee principal for Rawson Auctions in the Western Cape, could be suitable for a wide variety of uses, including a boutique winery, an exclusive sheep or cattle stud, poultry, flower growing or as an equestrian establishment. All such businesses, she says, flourish nearby.
“There would,” she says, “also be no difficulty as regards water and the farm already has irrigation equipment which, along with tractors and other agricultural implements, will be part of the overall sale.”
The farm has a main house with three bedrooms, a large entrance area, a living and dining room and a wine cellar. There is also undercover parking for three cars.
This type of smallholding, which could almost qualify as a gentleman’s estate, has been very much in demand recently, says Jovanovski, as more and more people look for a rural lifestyle but one that is within easy driving distance of urban facilities.
The reserve price for this smallholding has been set at R3,500,000 plus 10% commission plus VAT.
Also coming up for auction on 22nd May as part of the big package offered by Rawson Auctions will be a four floor mixed use complex on Voortrekker Road in Goodwood. Each of the floors covers 432 m2.
At the moment the complex houses a restaurant and a tenant on its ground floor. The first floor is currently empty, but there is a tenant who is eager to negotiate a lease with new owner for this. The remaining two floors are rented as offices and seven of the 11 are currently tenanted. The combined rental if the building is fully let would be R54,000.
The third offering to come up for auction on 22nd May will be a single storey building in the Main Road of Calitzdorp. These premises, says Jovanovski, could enable the new owner to run a backpackers’ lodge or a tea room, an art gallery or indeed any other kind of retail outlet.
“The Route 62 passing trade is more or less consistent year-round and the area is much favoured by Capetonians in winter because it receives only 25% of the rainfall experienced in Cape Town. The reserve price here is R700,000.” Said Jovanovski.
The terms and conditions under which Rawson Auctions operate will be read out at the start of the multiple auction on the 22nd, but for the sake of those unfamiliar with the auction process, Jovanovski has reminded people that although Rawson Auctions do not charge a bidding registration fee, they do ask for and expect a 10% auctioneer’s fee plus VAT and a 5% deposit on the sale price to be paid on the fall of the hammer.
Jovanovski commented recently that multiple auctions are becoming increasingly popular as they tend to generate an air of excitement and give property investors a chance to meet old and new acquaintances. The auctions will take place in the boardroom at the Rawson Property Group’s head office.
