Milnerton set for a residential upturn

A diverse selection of first rate residential property, both freehold and sectional title, has elevated Milnerton from an average middle class area to a sought after and affluent property investment.

However, is difficult to pinpoint the average price in the area, says Mark Vladislavich, Rawson Milnerton franchisee, because the wide selection of '˜quality properties range vastly in price.

According to Vladislavich, in 'Milnerton proper' (the heart of the suburb) and at Milnerton Ridge prices average R1,8 million (i.e. from R 1,5 million to R3 million).

Particularly attractive and successful, says Vladislavich, is the Royal Ascot development, which has 20 gated residential precincts and six commercial precincts. Here, he says, buyers can find two bedroom homes priced from R800 000 to R1,2 million.

'This,' he says, 'is a first rate project. It has 24 hour security patrols, is well protected and family friendly. It also has upmarket finishes such as built-in cupboards and modern ovens and hobs'

The Rawson Milnerton franchise recently sold a home in the Milnerton Ridge area for R5,5 million '“ a new record for a precinct where the average price is R1,8 million.

The home, a three storey modern property with views of Table Bay, was designed by architect Anton Van Zyl.

'This sale,' says Vladislavich, 'shows how radically Milnerton is breaking away from the recession. We predict that it will lead to other noteworthy sales'

Vladislavich says that his franchise now has a strong presence in its area and has attracted a loyal client base, many of whom refer their children to Rawsons when they start to look for homes.

'Many young people start with sectional title units but later upgrade to freehold homes. Having ties in the area they tend to stay here and not look elsewhere '“ which fosters a great community spirit'

Black Diamonds, affluent middle class Africans, are also, he said, beginning to explore the potential of the area.

Since Milnerton established its own holiday accommodation centres such as Lagoon Beach, Neptune Isle and Leisure Bay hotels, Vladislavich says he has experienced a demand for holiday homes. Requests from holidaymakers for holiday homes, particularly during the December festive season/holiday period, are increasing but Milnerton is still essentially a residential area which can, however, offer holiday accommodation.

Milnerton is a mere 20 minutes away from the city centre and links easily to all major routes. It is also close to the West Coast, industrial areas such as Paarden Eiland and Montague Gardens, where many people work.

'Our transportation services are fairly regular and as we have the new Integrated Rapid Transport System coming into action soon as well as the Century City railway station, we will be in a good position to make commuters lives easier,' said Vladislavich.

Vladislavich says he believes that the superb the amenities and the constant infrastructural upgrades in the area bode well for the future and will ensure that Milnerton is a good long term investment.

'By the end of 2011, prices may well be up 15%,' he says.
