Magnificent thatched country home in Zwaanswyk Road on the market at R8,9 million

Those who love the traditional aspects found in the Cape Peninsula country housing style will be bowled over by one of the homes that he and his colleagues are now able to offer prospective buyers, says Gerald Romanovsky, senior agent at the Rawson Property Group’s Constantia franchise.  What is more, he says, the price of R8,9 million is exceptionally low for a home of this size, quality and position.

The home to which Romanovsky is referring is sited on a 4,000 m2 in the secluded and exclusive suburb of Zwaanswyk.  Many of the local residents keep horses and ride regularly and this is said to be one of the safest of all Cape Peninsula precincts as it has only one entrance and exit point which is guarded and monitored round-the-clock.

The home has a thatched roof (in good condition and equipped with fire prevention devices) and some 400 m2 of floor space.  This is divided into four bedrooms (the main bedroom is air conditioned) and three bathrooms.  The communal areas contain three large rooms including a separate living room with its own fireplace, a dining room and a family room – and these are complemented by a study.  A separate patio and entertainment area flanks a large swimming pool and is equipped with a built-in braai.  From the garden and many of the rooms in the house, splendid views of the local forest and vineyards open out.  The kitchen is also exceptionally large and is equipped with modern facilities including a double oven, a double sink and a dishwasher.

The garden is fully established with numerous tall trees and is kept green year-round as it is supplied by two boreholes on the property.

Ample parking is provided by the brick paved forecourt, a carport and a double garage.

The security in this home is also of an exceptionally high standard, says Romanovsky.  Not only is the home encircled by electric and spike fencing but it also has a direct link to an armed response unit and has remote controlled, automatically operating entrance gates.

Romanovsky says that in the previous boom this home would almost without doubt have been able to achieve a price of R12 million.  The R8,9 million price reflects the fact that the Upper Constantia market has only recently begun to show signs of real growth, but by any standards this home must seem exceptionally well priced and he is, in fact, expecting offers of above the R8,9 million price.

Romanovsky adds that the 9% per annum capital appreciation which has been seen in Constantia for two years will, he believes, take place even on such upper bracket homes as this one.
