Just north of Sandton, situated at the intersection of Witkoppen Road and William Nicol Drive, lies the fast growing area of Fourways. It comprises of eight suburbs, namely Fourways, Lonehill, Broadacres, Norscot, Norscot Slopes, Craigavon, Beverley and Magaliessig.  “The Fourways area is growing exponentially, both residentially and commercially,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division.

Situation and Access
Fourways is situated 12 kilometres from Sandton, 32 kilometres from Johannesburg CBD and 47 kilometres from Pretoria CBD. The suburb of Bryanston lies to the south while Northgate lies to the west. The suburb was established due to its location at the intersection of the R511 and Witkoppen Road, which allow convenient access to the N1. There are three airports within easy reach, these being OR Tambo International 36 kilometres away, Lanseria International at a distance of 19 kilometres, as well as Grand Central private airport, 21 kilometres from Fourways. “This is a desirable area in which to establish a business, a fact proven by the many large firms which have located their head offices here, including Questmed, Telesure, Tsogo Sun and Mawenja Consulting,” explains Breytenbach.
 
Accommodation 
Residential property is at a premium in this high-end area which boasts some of the highest priced  properties in Gauteng. “A number of prestige housing estates have been developed in Fourways,” Breytenbach comments, “while there is a wide variety of short-term accommodation available too.” Numerous guest houses or B&B’s supplement the ample selection of top hotels such as The Palazzo, the Southern Sun and Sun Square at Montecasino. Several conference facilities are available for seminars, team building exercises or receptions. 
 
Amenities
Fourways offers top class shopping at Fourways Mall, Design Quarter, Fourways Crossing, Cedar Square, Greater Fourways and Montecasino. Together they provide the full spectrum of high-end retail outlets, popular hyper or supermarkets, restaurants, coffee shops, entertainment facilities and gyms. Lonehill and Broadacres have their own shopping centres. Excellent schools in the area are Fourways High School, Crawford private schools in Lonehill and Craigavon, as well as Bryandale and Bryanston Primary Schools nearby. Leisure activities abound at Montecasino. Besides the casino itself, theatres, movie houses, bird gardens, abseiling, canoeing, horse riding, or golf among other pursuits, are available. Outdoor activities may be enjoyed at Norscot Koppies, Lonehill Nature Reserve as well as Northern Farm in Lanseria which offers hiking, cycling trails or bird watching. Golfers may choose from several clubs including Vodacom’s World of Golf or Dainfern’s Golf Estate. The Barnyard Theatre is situated at Broadacres, while Cedar Square offers a 65 metre ski slope. Medical, dental and other health practitioners are well represented in Fourways, while the Life Fourways Hospital is centrally situated. “Fourways has something for everyone, making it a popular, successful commercial hub,” states Breytenbach.
 
Commercial facts and figures
According to the SAPOA report for the quarter ending in April 2017, Fourways possesses 217 132 square metres of rentable office space. Of that total, 25 000 square metres is prime space, 182 467 is A grade and 9 665 is B grade, yet only 21 157 square metres of A grade space remains vacant. This shows a 9.7% vacancy figure which was down to 8.3% three months previously, but stood at 9.5% six months ago, showing an acceptable fluctuation over the period. The average rental stands at R117 per square metre. There is an amount of 1 760 square metres of approved development which has not yet come onto the market, of which 1 560 square metres will be available for rental at a projected cost of R152 per square metre. “The limited amount of available space shows that this is an exceptional area, both for commercial investment or for establishing a business,” says Breytenbach.
