The long-established area of Bedfordview lies approximately 10 kilometres from the Johannesburg CBD. Foundation phase, primary as well as high schools are to be found both in private or government school systems, including the prestigious St. Benedict’s College for boys and St. Andrew’s School for girls.
Accessibility
Bedfordview is not only close to Johannesburg, but it lies adjacent to several industrial areas including Jetpark and Isando, “The N3 and R24 or N12 motorways form two of the suburb’s boundaries, thus providing easy access to other main highways such as the N1 and M1,” Breytenbach explains. Main arteries within the suburb, including Van Buuren Road, Nicol and Kloof Roads, offer ready movement to all parts of the area. The municipal bus route runs through the centre of Bedfordview, along the M52. As always, mini-bus taxis are available. OR Tambo International airport lies 12 kilometres distant, while Lanseria International is somewhat further at 43 kilometres. Private charter flights may be arranged to or from Grand Central Airport, which lies 24 kilometres away.
Facts and figures
The SAPOA report for the quarter ending in April 2017 shows that Bedfordview offers a total of 228 329 square metres of commercial office space, consisting of 156 434 square metres of A grade, 55 517 square metres of B grade and 16 378 square metres of C grade. Of this, 12 444 square metres of A grade, 4 965 of B grade as well as 5 177 of C grade are currently available to rent. “The report shows that the office vacancy rate for the past 9 months has reduced from 7.7% to the current figure of 7%; an optimistic portent for the future,” Breytenbach suggests. The report shows further approved development of 12 550 square metres which will come onto the market at a later date, though that appears to be fully pre-let. “These figures evidence the fact that Bedfordview is a most sought after commercial area,” says Breytenbach.
“The pleasant ambiance of the area, its upmarket trend along with its accessibility to both the Johannesburg CBD as well as several adjacent industrial zones will attract many companies to Bedfordview,” Breytenbach assures us. The Airports Company has established their head office there while TAAG Angola Airlines has an office in the area, as have many other big-name entities.
