Throughout Bellville’s relatively short history (much of the suburb is less than 70 years old) it has proved to be one of the more stable property precincts at the Cape and demand for homes and commercial space here has always been strong, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.
“Initially Bellville was seen as an area in which property was definitely affordable. Today almost all of Bellville would be classified in the middle or upper middle bracket and if you were to ask me to name one area where property values can be almost guaranteed to remain steady and high, it would be here,” said Jovanovski.
This being the case, she said, great interest is likely to be shown in a forthcoming auction of a spacious three bedroom family home sited in Kempenville. The home’s plot measures 595 m2 and the house has a floor area in excess of 250 m2.
The property, said Jovanovski, is really two homes in one, with one section walled off with dry wall partitioning.

A reserve price of R1,4 million has been set for this property, said Jovanovski, and in view of its size and position it could well go for a far higher sum.
The auction will take place on Wednesday 20th November at 12 noon at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
Their terms on which Rawson Auctions operate are:
· A 5% deposit to be paid on the fall of the hammer.
· A 10% commission plus VAT to be paid over and above the agreed price to Rawson Auctions, also payable on the fall of the hammer.
Jovanovski has pointed out that the Consumer Protection Act regulations stipulate that all bidders must be registered and that they bring certificated copies of their identity documents and proof of existence. Rawson Auctions do not charge any registration fee to bidders.
