Coming up for auction on the 30th of October is a large family home on Sixth Avenue in Botrivier, a small town situated in the Overberg region of the Western Cape, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.
This double storey home, says Jovanovski, is on an erf of 595 m2 and the actual house is approximately 260 m2 in size. There are three bedrooms in total, two of which have full en suite bathrooms. One bedroom has a walk-in dressing room, one has cupboards and shelves and one does not have built-in cupboards. A third bathroom, which is not en suite, has a toilet, wash basin and shower.
The kitchen, which is moderate in size, has ample shelf and cupboard space, a double sink and a separate pantry. The home also has a study, an open-plan family/dining room with a fireplace, a separate lounge, a work room (with a separate entrance), an enclosed stoep with a hot tub and a balcony on the second floor.
The irrigated garden, added Jovanovski, has a small storeroom, Wendy house, an outside entertainment area, a double garage and an additional parking space.
The house is very safe and secure, says Jovanovski, as it is completely walled and fenced, has security doors and all of the windows that can open have burglar bars.
The auction will take place at 12 noon at the Rawson Property Group’s head office at 222 Main Road, Rondebosch, Cape Town. Jovanovski mentioned that expected bidding should open at R850,000.
The Consumer Protection Act regulations stipulate that all bidders be registered and that they bring certified copies of their identity documents and proof of residence. Rawson Auctions have not asked bidders to pay an auction fee, but their terms and conditions insist on a 5% deposit on the purchase price and a 10% auctioneer’s commission, plus VAT, being paid on the fall of the hammer.
