Kyalami: Cashmere and convenience

Highly sought-after among first-time homebuyers because of its convenient location between Pretoria and Johannesburg – and particularly so since the inception of the Gautrain a few years ago – Midrand now also boasts a large contingent of older property owners with families and higher incomes.

One reason for this, says Nirvan Bhudai, the Rawson Property Group's franchisee for Kyalami Central is that many leading companies now have their headquarters in Midrand or close by and the executives of these firms want to live close to work in order to avoid the tolls and the major peak-hour traffic congestion on the N1 freeway.

“Other attractions include the presence now of excellent schools, shopping centres and medical facilities, as well as the ready availability of upmarket homes in several world-class lifestyle estates that have been developed in the area over the past few years, starting with Waterfall Country Estate and the the ever-popular Kyalami Estates, which was launched in the late 1980s and now encompasses more than 1400 homes set out among beautiful parks with paved walkways, several dams, mature trees and picnic areas.”

Kyalami Estates was conceived by Anglo American Properties, the same company that developed the iconic Dainfern and Silver Lakes golf estates, and it provides the same combination of urban convenience and country tranquillity in a spacious and secure environment, he says.

“The development is brilliantly located, there is road access to the Midrand CBD, Woodmead, Rivonia, Sunninghill and Sandton, and for those who prefer not to drive, the local Gautrain station provides access within minutes to workplaces in central Johannesburg, Rosebank, Sandton and Pretoria – as well as to the OR Tambo International airport.”

Schools close to Kyalami Estates include Kyalami Prep and the Beaulieu, Summit, Summerhill and Sagewood, and nearby shopping centres include Kyalami Downs, Crowthorne and of course the just-opened Mall of Africa super-regional complex.

“But even though it is so close to everything,” says Bhudai, “the estate is a peaceful place where residents and their children can enjoy the outdoors in safety and feel like they are living far from the noise and problems of city life.

“The fully-established gardens and trees, extensive parklands and a natural wetland within the boundaries of Kyalami Estates attract dozens of species of birds and small animals, to the delight of the many keen photographers, birdwatchers and walkers among the residents, and there are also extensive sports facilities in the estate including tennis and squash courts and a multi-sports area with a pavilion.     
     
“For keen golfers, there are several top-rated courses in the vicinity and of course Kyalami is still the centre of equestrian activity in Gauteng, so there are also many stables and riding centres just a short drive away. And one should not forget the famous Kyalami racetrack, recently bought by Porsche and currently being extensively upgraded.”

He notes that according to property data company Lightstone, the majority of owners and buyers in Kyalami Estates are between the ages of 35 and 50, and about two-thirds of residents have lived there for more than five years, so it is a very stable community.

“The statistics also show that while price growth in Kyalami Estates has fluctuated over the past 10 years, the average home price has increased substantially, from around R1,8 million in 2005 to R3,2 million last year – and strong demand combined with a shortage of supply mean this trend is set to continue.

“At the moment, the advertised prices of homes for sale in the estate start at around R3 million and range all the way up to around R15 million.”

Meanwhile for those whose budgets won’t stretch that far, Budhai says, there’s always the option of the more modern neighbouring gated developments such as Kyalami Glen and Kyalami Hills.

“According to Lightstone, the average price of the estate homes sold in Kyalami Glen over the past 12 months is R2,9 million, and that of the homes sold in Kyalami Hills R1,6 million. Three-bedroom homes in Kyalami Hills are being advertised at prices from around R2 million and then for younger buyers who still want to enjoy the security and upmarket ambience of this area, Kyalami Hills also offers luxury two-bedroom apartments at prices from around R1,3 million and three-bedroom option at prices from around R1,6 million.”
