The suburb of Kraaifontein is located north of Cape Town and comprises largely residential areas such as Windsor Park, Uitzicht, Peerless Park, Scottsville, Eikendal, Belmont Park and Bonny Brook. “Kraaifontein Industria offers commercial and industrial property with room for expansion, especially in the direction of Joostenberg Vlakte,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division. Development in Cape Town is trending northwards as the southern areas also continue to be developed.

Location and access

Kraaifontein lies east of Durbanville and north of Brackenfell, and its industrial area lies conveniently adjacent to the N1 highway, allowing easy access to Cape Town CBD to the southwest and to other regions of the country to the northeast. The harbour and container terminal are 33 kilometres away along the N1, while Cape Town International Airport lies 32 kilometres away, and is accessible via the R300. The road infrastructure is good and the area is traversed by the R101, M15 and M25. Stellenbosch is only 20 kilometres distant while Paarl is 33 kilometres away. Minibus taxis are readily available, and the main north–south railway line between Cape Town and Gauteng passes through the area, with stations at Kraaifontein and Eikefontein.

Commercial and industrial property

Commercial and industrial properties are mainly confined to Kraaifontein Industria. Business parks such as Windsor, Kraaifontein, Bonny Brook, Bonnie Brae, Zonnendal and Zoo Park, as well as Brighton Square and Peerless Park North and East offer excellent business and industrial space. The area is popular with the trucking industry – Volvo Truck Centre and other such businesses are represented here – but it is also home to a wide variety of other industries such as paving, design, security fencing, building, painting, signage, IT, printing, funeral services and travel companies.

With a variety of adjacent residential areas, the workforce may be drawn mainly from the surrounding suburbs, minimising transport problems. “Kraaifontein is also ideally situated to access industrial and commercial businesses or suppliers in the greater Cape Town area, as well as nearby farming areas,” says Breytenbach. Additionally, the Integrated Waste Management Facility was developed here to ease the pressure of waste handling in the area, and is the first greenfield site established in Cape Town.

Industrial rentals in Kraaifontein remain affordable, and the rental per square metre for a small to medium property in a business park often falls within the R50 to R60 per square metre price range. Rentals for medium to large premises, including large distribution centres in the area, may range from R45 to R55 per square metre.

Amenities

Shopping is available primarily at Brighton Centre and the Stop & Shop Centre, but CapeGate shopping centre, Pick and Pay Hypermarket in Brackenfell, and Tyger Valley Shopping Centre are only a few minutes’ drive. The nearest cinemas are also located in CapeGate. Kraaifontein boasts the biggest children’s indoor–outdoor entertainment and party venue in the Western Cape, Bugz Family Playpark. Schools in the Kraaifontein area include Scottsville Primary and High Schools, Bloekombos Primary and Secondary Schools, Wallacedene Secondary, Scottsdene High School, as well as Eben Dönges High School. Independent schools are represented by Eagle’s Nest Christian School and Lofdal Christian Academy, among others.  

Although there are medical and dental practitioners in the Kraaifontein area, the nearest hospitals are at Mediclinic CapeGate and Medicross Northpine. Milnerton Beach and Bloubergstrand are the nearest beaches, located about 20 minutes away, and there are also other outdoor attractions in the area. “Popular nearby  golf courses are found at Devonvale and De Zalze wine estates in Stellenbosch as well as the Durbanville and Kuils River Golf Clubs, while hiking routes and camp sites in the surrounding mountains and nature reserves attract outdoor enthusiasts,” Breytenbach remarks.
