How often have estate agents heard the heartfelt cry, “I would love to have a holiday home and possibly retire to Hermanus - but it just so expensive”.
It is true, says Rawson Properties local agent, Ronnie Young, that the majority of homes sold here are still priced at over R2 million – with a fair number carrying price tags of R10 million plus.
However, Rawson Properties can offer buyers a wide range of inexpensive properties. At the top of the list are three one bedroom sectional title flats in the well-known Silver Oaks complex on Hermanus’ main street (only 200m from the town centre). These come in a price range of R425,000 to R450,000 - and some of these units have single garages.
Also on offer is a two bedroom unit in Oak Terrace, another centrally sited complex. The asking price for this unit is R745, 000 – again a very reasonable price for Hermanus. This apartment, which has a parking basement and an enclosed balcony, gives panoramic views of the Klein River Mountains which embrace the Fernkloof Nature Reserve.
At Onrus Close, which is seven kilometres from the town centre of Hermanus and just two kilometres from the beach, Rawson Properties can offer buyers 84 m2 apartments with a garage for an average price of only R600,000. These units have two bedrooms, two bathrooms, an open plan lounge and a kitchen with a built-in braai – a very unusual feature for a sectional title unit. The 100 units in this gated security estate share a large communal swimming pool.
“All these units have sold steadily throughout the winter – we have already notched up six sales – and it seems fair to predict that they will continue to appreciate in price because there is so little housing stock in the Hermanus area at these very reasonable price levels,” says Young. Peter Greyling, the Rawson Hermanus franchisee, sold three units during the first three weeks of September, with prices ranging from R570 000 to R625 000.
