Home and workshop premises at Maitland could be a great investment

Mixed use properties in which the occupants can both live and work have in the last decade proliferated throughout the Cape Town suburb of Maitland – and the latest to come up for sale (at 165 Coronation Street) is particularly well suited to the type of small businesses that flourish throughout this area.

This was said recently by Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape, who will be auctioning the property on 18th December at 12 noon at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.

Sited on 396 m2, the property consists of a five bedroom house (with an en suite master bedroom), a living room, a kitchen, a bathroom with a shower, a small storage room as well as two offices (one large, one small) and a workshop. The workshop is currently used to sell and cut keys, but the departing owner, who will be taking his equipment with him, has said that he has no objection to a new tenant or proprietor continuing the business in much the same way as he has run it.

The property also has four off-street parking bays and one washing bay, making it possible from these premises to run a car cleaning business.

Jovanovski says that Maitland businesses are flourishing and have, in fact, done so for many years now and any investment here tends to be a very good one.

She expects opening bids to start from R1,5 million.

Jovanovski reminds those coming to the auction that Rawson Auctions’ terms and conditions stipulate that a 5% deposit of the purchase price as well as a 10% commission plus VAT  be paid on the fall of the hammer.
