Grassy Park properties poised for price growth

Tucked between Princess Vlei and Zeekoevlei lies Grassy Park Central – one of Cape Town’s most community-minded suburbs, where family comes first (and soccer a close second). 

“Grassy Park is one of those suburbs that people live their whole lives in,” says Clint Crowster, franchisee the new Rawson Properties Grassy Park Central franchise. “Homes get passed down through generations, children grow up and invest in their own homes nearby. Crowster says property prices range from R1-2million, with larger properties seeing high demand from both developers, and buyers who are looking to generate additional income by renting out extra rooms or garden flats. The areas closest to the Rondevlei Nature Reserve and bordering on the shores of Zeekoevlei are particularly popular, which is reflected in their slightly higher price points.

“At the moment, property in Grassy Park offers exceptional value for money across the board,” Crowster notes. “Average prices have actually decreased over the last two years as interest rates have eroded affordability. That’s not ideal for sellers, who are currently facing a sluggish sales process with average time on market at around 90 days, but it does offer buyers an extraordinary opportunity to invest on the verge of an upswing.” 

“Now is a great time for buyers to snatch up those 90-plus day listings at bargain prices,” he says. “I think we’ll see a lot of pent-up demand flooding the market as soon as interest rates start their decline, and that will inevitably drive prices upwards. We’re not likely to see the value on offer now for very long.”
