Grand old Muizenberg home comes on the market at R3,950,000

One of the aspects that sets Muizenberg apart from most Cape Peninsula suburbs is that it has a number of grand, well-built homes, some of which date back to the 1920s. These homes, says Errol King, the Rawson Property Group’s franchisee for Muizenberg, were originally built to house the large families that were more common in the first half of the previous century but today they make excellent B&Bs or dual living homes.  Occasionally they are bought to house one large family or a family wanting work from home facilities.

One such home in Cromer Road in the centre of the old Muizenberg Village was bought eight years ago and fully restored by an associate of the Rawson Property Group and has ever since been rented out in two main sections, one on each floor.

King says that these rented units have flourished on short term lets and they are recognized as being a good destination for European and British surfers, kite surfers, paddle skiers and, perhaps surprisingly, for a large number of top academics, either taking their sabbaticals here and/or holding temporary posts at UCT.

The finishes in the building, says King, are typical of the early and middle 1900s:  Oregon pine floors, doors and door frames, stained glass windows, some of which are leaded, high ceilings and hanging chandeliers are standard throughout the building.

“The predilection for using only quality materials which was so strong in the early 20th century,” says King, “is very clearly evident throughout this building.” 

Over the past few years the current owner has achieved rentals in excess of R25,000 per month renting to foreigners who have chosen to stay at Muizenberg, even when they were either working in town, or connected to UCT.

“Admittedly this rent is high for Muizenberg,” says King, “but then it has to be recalled that this is in every way two homes – not one - both of which are fully furnished and already have an established reputation with both local and international clients. An astute investor here could continue to run a very successful business from this home.”
