Further evidence that Muizenberg home prices still eminently reasonable

The growing sophistication of Cape Town residential property buyers, of which many Cape estate agency spokespeople have testified, is nowhere more evident than in Muizenberg, says Virgilio Da Silva, an estate agent with the Rawson Property Group’s franchise in this area. 

Muizenberg is one of the few remaining established Cape Peninsula suburbs where real value and affordable prices are achievable and this year it has attracted a wave of new arrivals and buyers.”
Among the younger buyers in particular, he said, many have found that they cannot afford the prices of the homes in Cape Peninsula suburbs nearer to the city whereas Muizenberg prices are still exceptionally low by Cape Peninsula standards.  They have also begun to realise, said Da Silva, that in view of the serious stock shortages they must act now or eventually lose out.

He, said Da Silva, has recently sold two homes in Marina Estate, just north of Marina Da Gama and west of Prince George Drive which he believes have illustrated clearly the value obtainable for buyers in this region.

The first sale, he said, was of an old style family home built in 1940 with all the attractive features of the mid-20th century characterful homes. It has Oregan wooden floors, a fireplace, 164 m2 of floor space, a garage and back and front gardens. The price paid was the asking price – R1,250,000.

The second home being sold in Marina Estate, which is in very good condition, is of a similar size and has four bedrooms as well as a family room, swimming pool and entertainment area. The price achieved here was R1,500,000.

In the sectional title sector the value for money, said Da Silva, is even more noticeable. He has recently sold a two bedroom, two bathroom, 93 m2 apartment in a three storey block at Capricorn Beach for R670,000. This unit, with its large balcony, offers its occupants 180 degree views of the Sandvlei Estuary Nature Reserve and False Bay and has on-site facilities such as a laundry, convenience store, coffee shop and beauty spa.

Da Silva has also sold a triplex apartment in a gated estate in Capricorn Park for R650,000. This apartment has three bedrooms, two bathrooms, two balconies with mountain views and 103 m2 of floor area.

“It is becoming clear that what draws today’s buyers to Muizenberg,” said Da Silva, “is not only the affordable prices but also the realisation that many homes here are ideally positioned for their owners to enjoy a true outdoor lifestyle, one that includes the beach with its swimming, surfing and fishing opportunities, the Vlei with its boating and kite surfing sports and the mountain, literally on our doorstep, but interlaced with really beautiful trails and climbs.”

Taking all these factors into consideration, along with the growing readiness of Muizenberg people to use the suburban rail line for commuting, there is, said Da Silva, every reason to be confident that demand in Muizenberg will continue to increase and that its present underrated values will begin to escalate.

“Only now are price and lifestyle conscious buyers awakening to what Muizenberg offers,” said Da Silva.
