Five industrial buildings in platinum area close to Wellington town centre coming up for auction

On the 20th of November at 12 noon, Rawson Auctions will be auctioning off five industrial buildings that are situated near the Wellington town centre and are on an erf of 12,500 m2, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.

The first building, says Jovanovski, which is 1,275 m2, has a reception area, a kitchen, two toilets for staff and a separate tearoom with three toilets for workshop staff. There is also a sizeable storeroom to house consumables and enough workshop area to accommodate a spray booth for heavy commercial vehicles.

The second, third and fourth buildings are 305 m2, 330 m2 and 617 m2 respectively. These are all separate industrial buildings that are capable of generating a market related rental income if a potential buyer wants to let them out.

The fifth building, says Jovanovski, is 672 m2. It has a reception area, two offices, a kitchen and two toilets. The rental income for this building is R10,000 per month — which can give a potential buy-to-let investor a good idea of how much the other buildings will rent for. Also part of this building are three garages which take up 99 m2.

The entire premises is fully fenced, has ample parking under shade cloths and it operates on three-phase electricity. All of the buildings will be vacant on transfer and sold together.

Jovanovski has recommended any interested parties to start their bids at R8 million. The auction will take place at the Rawson Property Group’s head office, which is at 222 Main Road, Rondebosch.

Rawson Auctions expect a 5% auctioneer’s deposit to be paid on the fall of the hammer as well as 10% commission on the sales price. They do not charge a bidder’s registration fee, but in terms of the Consumer Protection Act all those attending auctions in South Africa today must have proof of identity and proof of residence.
