Fish Hoek now offering homes with both value and character

Fish Hoek, which has experienced almost no significant rise in home prices for some 36 months, offers the home buyer value for money on a scale and to a degree almost without comparison in South Africa today.

This is the view of Leon Bosman and Cathy Baker, Rawson Properties franchisees for Fish Hoek and the adjacent areas, including Simon’s Town.

This month, says Bosman, his franchise is drawing attention to Fish Hoek by advertising four homes, which are either offered at excellent prices (from the buyer’s perspective) or have features and sites which set them well apart from the average home in the area.

At the top of the list, says Bosman, are:

·         A magnificent 270 m2 double storey mountainside home with views of False Bay and Fish Hoek beach.  The home, which is in Highway Road, has pergola covered balconies, a private enclosed patio and a paved entertainment terrace with a pool. There are four bedrooms, three bathrooms, a custom-designed kitchen with state-of-the-art equipment and garaging for four cars, as well as a carport.

“This,” says Bosman, “is the sort of home that wins design awards and is featured in lifestyle magazines. It has to be seen to be fully appreciated.”

The list price is R4,6 million (negotiable).

·         A 167 m2 L-shaped home with four bedrooms, two bathrooms, two garages and an attractive swimming pool right next to the living room.

The price here, R1,6 million, says Bosman, is highly competitive, especially for a home in the sought after Genoa Avenue, as it is close to all amenities.

·        A three bedroom, two bathroom, double storey home with a mono-pitched roof and sophisticated modern interiors. These are particularly evident in the open-plan kitchen, the living room and the dining room which is on the upper floor, along with two of the bedrooms. The third bedroom is on the ground floor with its own entrance, making it suitable for renting out should the new owners wish to do so.

The façade of the home has been given a reddish brown-rust colour treatment which adds character to the home. Internally some of the rooms have exposed wooden cladding, which on this home, says Bosman, is a very attractive feature.

Great care has been given to the cultivation of the garden, which is in perfect condition and which has huge boulders and well-established indigenous shrubs and plants.

The list price is R1,450,000 and this, says Bosman, is again exceptionally competitive for such a characterful home.

·         A large (111 m2) two bedroom flat, with a single garage in the well-maintained Broadlands Estate on the north western side of Fish Hoek. This apartment, says Bosman, offers views across Fish Hoek to the Kalk Bay mountains.

“For a young professional couple, who have probably just moved onto the employment ladder, this would be an ideal home. It is also well suited to an older couple about to enter retirement and looking for a home in a secure environment, with lock-up-and-go potential and with no garden to attend to.”

The list price here is R1,1 million.
