Exceptional value Noordhoek home now on the market

Every now and then Bill Rawson, Chairman of the Rawson Property Group, will select and recommend a property for sale because he feels it has exceptional qualities and is also good value.



This week Rawson advised potential Cape property buyers to look at a Noordhoek home which, he says, is “in every way exceptional”.

“In the first place, this is one of those homes which makes dual living possible and potentially profitable.  The main house is complemented by a self-contained flatlet, which includes a living and sleeping area, kitchenette and patio.  Furthermore, it has its own entrance and garage.   This flat could be rented profitably or used for guests, family or a very spacious office or studio.

“The home is situated on the mountainside in Topaz Way, San Michele and both the main house and the flat’s upper floor open out to views of Noordhoek Beach — all the way to Kommetjie — or the Fish Hoek valley mountains.  Furthermore, both houses have upper balconies from which these can be enjoyed.”

The main house and the flat are double storey with rough plastered white facades and terra cotta tiled roofs. The main house has three bedrooms, two bathrooms, a study, a family room and entrance hall, with inter-leading living and dining rooms.  The family room has underfloor heating and there are two fireplaces, one in the living room and one in the family room.

The garden is mature with trees up to 20 years old, fully planted flower beds and the main patio overlooks a swimming pool and has a vine-covered pergola.

This ‘double’ home at R3,3 million is very reasonable, says Rawson, and should ensure a quick sale, because the price of single homes in Noordhoek tends to vary between R2 million and R6 million.
