Rawson Auction has recently been given a mandate to sell a five ha plot of land on the north east side of Clanwilliam Dam, just 6,8 km away from the town of Clanwilliam, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.
“The previous owner,” said Jovanovski, “has worked together with the renowned Stellenbosch architectural firm, Denis Moss Partnership and has planned an extensive development for the plot, Ceder Lake — which has already been approved by City Council.”
“The design of the development takes into account the climate, environment and the historical qualities of the surroundings by using materials that complement the natural landscape and stick to the vernacular style of the Cederberg region.”
The development, she said, would have 31 freestanding homes and 22 sectional title lodges, as well as a resort and conference centre that would be added at a later stage. Three house unit types will be available — buyers will be able to choose from either two, three or four bedroom homes. The layout of the development has been planned in order to maximise each home’s view of the dam and the Cederberg mountain range.
“If the new buyer decides to go ahead with the development,” said Jovanovski, “it will be the last opportunity for the public to buy freehold property from a developer in Clanwilliam, as no further developments of this kind will be permitted on the shores of the dam. This fact will ensure that homes in Ceder Lake will offer excellent capital appreciation over the years, as homes on Clanwilliam Dam’s shore become scarcer.”
Jovanovski believes that the proposed quality and range of finishes in each unit will rival those of any other home in the area.
This plot will be going under a silent auction by tender, where buyers will have until the 6th of November to place their bids. The successful bidder will be contacted on the date previously mentioned and Jovanovski believes that the bids will begin at around R15 million.
Rawson Auctions expect a 10% auctioneer’s deposit to be paid on the fall of the hammer as well as 5% commission on the sales price. They do not charge a bidder’s registration fee, but in terms of the Consumer Protection Act all those attending auctions in South Africa today must have proof of identity and proof of residence.
