Darling commercial property to go under the hammer

Rawson Auctions have recently secured an exclusive mandate to auction, by silent tender, a commercial centre situated in the main road of Darling in the Western Cape.

Darling is a vibrant West Coast town with a diversity of attractions — including its famous wild flower exhibitions (which have been drawing interested visitors in since 1917) and the impresario, Pieter Dirk Uys with his hilarious satires about his character “Evita Bezuidenhout”. These combined with the quaintness of the town and the beauty of its surrounding farmland have ensured the town’s on-going stability and growth through many decades.

The commercial centre being auctioned is located along the main thoroughfare of the town, ensuring optimal visibility to passing traffic and pedestrians. It is anchored by a well-established national supermarket retailer – “Checkin” – who have over 30 stores nationally and have recently renewed a five year lease in these premises, which they have tenanted for decades. During this time they have gradually expanded into a modern 600 m2 store. Their monthly rental accounts for 85% of the total income, making this a stable source.

The balance of the lettable area comprises an off sales bottle store with a two year lease and the South African Post Office, who rents space for the Darling residents’ post boxes.

Total net income from these tenants is R20,500 per month.

The recommended bidding on this attractive investment is expected to start at R2,5 million. The auction date has been set for the 26th of March and will take place at the Rawson Property Group’s head office at 222 Main Road, Rondebosch.
