Goodwood lies on the cusp between the Northern and Southern Suburbs of Cape Town. Location and access
Goodwood lies about 10 kilometres from Cape Town, south of Fort Ikapa Military Base which is flanked by James Gerwel Drive and the N1 highway. Adjacent suburbs include Vasco, Elsie’s River, Tijgerdal, Glenwood, Summer Greens, Pinelands as well as Parow. Cape Town International Airport lies 11 kilometres away. The harbour lies a mere 18 kilometres distant. The area has easy access to the N1, N7 plus N2 highways, besides boasting a good local road infrastructure, allowing easy access to all compass points. The suburban roads can become a little congested at times but are mainly free flowing.
“Metro trains are the preferred form of public transport in the Goodwood area,” advises Breytenbach. Several railway stations serve the area, these being Goodwood, Vasco and Elsie’s River all situated on the main Cape Town–Johannesburg line. Another station located in nearby Monte Vista proves useful to commuters accessing the northern part of the area. Minibus taxis are, as always, noisily plentiful.
Commercial property
The greater Goodwood zone provides an abundance of mid-level residential property as well as a large amount of commercial or industrial property. “The area boasts a wide variety of enterprises from professional firms, retail outlets within malls like N1 City or Goodwood Mall, to engineering works, saw-mills, manufacturers of furniture, clothing, food products or machinery,” says Breytenbach. N1 City also offers an extended motor city section. Several business parks, among them Viking, Olympic, Goodwood, N1 City as well as CTI, house offices as well as industrial premises.
Grand West Casino provides a wide variety of entertainment including gambling, ice skating, ten pin bowling, cinemas, retail stores, fast food outlets plus restaurants within the complex, attracting crowds of consumers, which is beneficial to nearby businesses.
Goodwood does not feature in the SAPOA Office Vacancy Report, so rental figures have been derived from current pricing on prominent online portals. Commercial property at the lower end of the scale will cost from R60 to R70 per square metre, while mid-level properties range from R70 to R85 per square metre. Upper level properties may cost you R85 to R100 per square metre, but premium premises range from R140 to R150 per square metre.
Amenities
A number of schools are located in the Goodwood area, including Laerskool Goodwood, Goodwood Primary, Thornton, Edgemead, King’s Park Primary and Pre-primary School, providing primary tuition. Secondary education is available at JG Meiring High School, Emanuel Christian Academy or Edgemead High School. “Oxford University Press Tertiary Institution along with the College of Cape Town’s Thornton Campus for Civil and Mechanical Engineering are also located here,” mentions Breytenbach. Damelin College as well as the Old Mutual Business School Tertiary Institution are located in proximate suburbs. Parow Golf Course is one of several in the vicinity, while nature lovers may visit the Tyger Berg Nature Reserve 12 kilometres away. Sunset, Lagoon or Milnerton beaches are popular with the locals. There are medical professionals of all genres in the area, backed up by Goodwood Day Hospital or the Netcare N1 City Hospital.
“Goodwood has a lot to offer; location, space, infrastructure, to name just a few great features. It is an excellent choice when starting up or relocating your business,” suggests Breytenbach, “as it ticks all the boxes.”
