Durbanville, a popular residential suburb north of the Cape Town CBD, is one of the oldest municipalities in the Western Cape, surrounded by picturesque mountains as well as farms, mainly producing wine, fruit or wheat. “Durbanville Hills, De Grendel, Diemersdal and Rust-en-Vrede are some renowned wine estates in the area,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division. Location and access
Durbanville’s road infrastructure is good, with the R302, M58, M48 besides the M13 traversing the area. The N1 motorway may be accessed via the R302 or Fairtrees Road, with the M48 or M13 giving access to the N7, ensuring access to all points of the compass. Cape Town Harbour and CBD lie approximately 31 kilometres from Durbanville, while Cape Town International Airport is situated about 35 kilometres away. Fisantekraal Private Aerodrome is only 12 kilometres from the CBD. “Trains are available between Cape Town and Bellville, while buses travel between Bellville and Durbanville,” advises Breytenbach. As always, minibus taxis are in good supply. Adjacent suburbs are Kraaifontein, Brackenfell, Bellville, Kenridge, Eikenbosch plus Schoongezicht.
Commercial property
Durbanville boasts a plethora of retail outlets plus a wide selection of office property, situated in the CBD or in office and business parks. Eversdal, The Crest Estate, The Studio, along with Atlas Gardens, are modern office parks, while industrial space is available in Durbanville or Fisantekraal industrial parks among others. Company head offices in the area are Curro Holdings, Haw-Inglis International plus Element Consulting Engineers.
“The SAPOA Office Vacancy Report does not include Durbanville, although, when looking at prominent online property portals, it is evident that excellent office as well as industrial property is available for rental or purchase,” advises Breytenbach. Rental figures for premises at the lower level range from R60 to R65 per square metre, while mid-level property ranges from R100 to R140 per square metre. Upper grade property rentals can cost between R160 to R200 per square metre, while premium grade ranges from R200 to R300 per square metre.

“Durbanville has much to offer residents and visitors,” says Breytenbach. Set in a beautiful valley, it is the start of the Durbanville Wine Route, with tastings on offer at many top estates. Shopping at a variety of centres including De Ville, which has Pick n Pay as its anchor, Palm Grove, Die Fakkel, Groenendal as well as Sonstraal shopping centres, will cater to all tastes or budgets. Cinemas as well as theatres are located in nearby suburbs. A variety of restaurants, coffee shops or pubs provide refreshments for all tastes while the local library caters for one’s literary needs. For sports enthusiasts there is the Durbanville Golf Club or the Durbell Rugby Club, while the Durbanville Race Course is nearby. Historical buildings like Onze Molen, a restored mill, or the old Cape Dutch buildings at Rust-en-Vrede cater for history lovers. Durbanville Nature Reserve provides for outdoor enthusiasts, along with many green belts and parks like the Rose Garden.
