Muizenberg

Muizenberg, a popular suburb of Cape Town on the False Bay coastline, attracts holidaymakers and local surfers to its long beaches and warmer sea. Many of its buildings are Victorian or art deco in style, as this holiday mecca drew the rich and famous of those eras. “Besides commercial opportunities in retail, tourism or accommodation, there is an active commercial and light-industrial presence in the area,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division. Marina da Gama and Lakeside consist predominantly of middle to upmarket residential properties, while Capricorn offers both residential and commercial properties.

Location and access

“Lakeside lies parallel to the Muizenberg Mountains, with Marina da Gama and Capricorn beside it, while Muizenberg extends to the perimeter of the Strandfontein water purification plant,” Breytenbach explains. Surrounding suburbs are Coniston Park, Zandvlei, Sea Winds, Lavender Hill East, Zeekoevlei, Steenberg and Vrygrond. The Cape Town CBD and the harbour lie approximately 28 kilometres away, as does Cape Town International Airport. The M4 roadway traverses Lakeside and continues through Wynberg and Observatory until it enters Cape Town, while the R310, or Baden Powell Drive, follows the coastline from Muizenberg, later veering inland towards Somerset West and Stellenbosch. The M5 cuts through Muizenberg, later intersecting the M17 which gives access to the N2. Train stations for Metrorail’s route between Cape Town and Simon’s Town are located at Steenberg, Lakeside, False Bay and Muizenberg, while dedicated taxis provide transport from the stations to all parts of the area.

“A wide variety of commercial opportunities found here include tourism, entertainment, restaurants, and fast food outlets. Many retail establishments are situated in malls and shopping centres or along the main thoroughfares,” Breytenbach remarks. Capricorn Park is a modern, light-industrial park which remains competitively priced with a few vacant plots still available. Situated in a green belt, its award-winning, environmentally friendly design provides tranquil work spaces, while fenced boundaries combined with access control offer 24-hour security.  Much of the workforce is drawn from the surrounding residential areas. The road infrastructure is efficient, so transporting raw materials or products to or from the area is fairly straightforward.

This area does not feature in the SAPOA Office Vacancy Report, with no other credible research available regarding the commercial rental prices in the area at present. Nevertheless, landlords are, in general, advertising their commercial properties between R50 and R60 per square meter at the lower end of the scale, while middle-level properties range between R60 to R75 per square meter. Upper-level premises range from R75 to R90 per square metre, while premium properties can command far higher rentals.

Amenities

Muizenberg, Capricorn Park, Marina da Gama and Lakeside boast awe-inspiring scenery and residential property catering for all tastes and budgets. Excellent education is accessible at Muizenberg Junior School, Muizenberg High School, Kirstenhof Primary and the Christian David Moravian Primary School. One of False Bay College’s tertiary campuses is located here, as is the African Institute for Mathematical Studies.

Shopping centres such as Lakeside Centre, Old Bakery convenience centre and Capricorn Park Shopping Centre supply the needs of residents and workers, although there are also large malls located in adjoining suburbs. The Masque Theatre produces live shows, and the closest cinemas are at nearby Blue Route Mall. Historical buildings and museums attract tourists and residents alike, and restaurants, coffee shops and takeaway outlets are plentiful. Wine farms in the surrounding areas offer wine tastings, with Steenberg Vineyards being the closest. A number of these wine estates boast fine-dining restaurants with scenic views.

This area is ideal for outdoor enthusiasts. “Zandvlei Estuary Nature Reserve offers yachting, windsurfing and canoeing, while Muizenberg’s beautiful beaches are perfect for swimming, surfing, kitesurfing or simply relaxing on the sand,” says Breytenbach. The Muizenberg Mountains have good rock climbing locations and popular hiking trails.

Medical services may be accessed at Muizenberg Clinic or False Bay Hospital. Doctors, dentists, legal practitioners as well as accountants are also represented in the area.
