Pinelands is a pleasant residential suburb bordering the southern suburbs of Cape Town, with Ndabeni, its industrial node, located nearby. Wide streets lined with pine trees give the suburb its name. “Pinelands, often referred to as the garden city of Cape Town, boasts large houses with beautiful gardens. It is a popular retirement spot, yet is very popular with young families, too,” says Leon Breytenbach, National Manager of the Rawson Property Group’s commercial division.

Location and access

Just 10 kilometres from Cape Town CBD and 15 kilometres from Cape Town International Airport, Pinelands has easy access to all parts of the city. The harbour and container terminals are only 9 kilometres from Ndabeni. “Voortrekker Road flanks Ndabeni, giving easy access to the M5 motorway, which connects with the N1 freeway to the northwest and N2 freeway to the south,” Breytenbach explains. Jan Smuts Drive and Berkley Road are important main thoroughfares which also traverse the area. Adjacent suburbs are Mowbray, Maitland, Observatory, Epping and Langa. Railway stations situated at Ndabeni, Pinelands, Maitland and Hazendal provide a selection of access points. The main bus route between Cape Town and the northern suburbs runs along Voortrekker Road, while minibus taxis are freely available throughout the area.

Commercial and industrial property

Ndabeni is ideally situated to draw its workforce from the surrounding suburbs, which provide both white- and blue-collar workers. “Easy rail, road, air and sea access allows for transportation of raw materials or manufactured goods to and from all compass points, and proximity to the city is a big plus factor,” avers Breytenbach. Shopping centres in Pinelands and factory shops in Ndabeni provide retail opportunities, while business parks – including Pinelands and Ndabeni Business Parks, M5 Freeway Park, M5 Office Park, Sunrise Park, Techno Square and Old Mill Square – offer ample space for business or industrial enterprises.

Two of the major industries represented are textiles and clothing, but many other genres are also established here. Some well-known names are Tiger Brands, Willowton Group, Albany Bakeries, Nutrific, Steiner Hygiene, Merrypak, Dennes Engineering, AES, TSiBA Education and Bidvest Prestige. Head offices located in the area include Old Mutual, Servest, Herbalife, Caxton Magazines, the Western Province Blood Transfusion Services, and the SABS Accreditation and Certification offices.

The prevailing monthly office rentals for lower- to middle-grade space range from R90 to R110 per square metre, whereas middle- to upper-grade rentals are from R115 to R135 per square metre. A few upper-grade premises come in at R160 per square metre. The rental for industrial space in excess of 1000 square metres, some of it stand-alone and some in industrial complexes, ranges from R60 to R70 per square metre, while spaces between 150 and 400 square metres, mainly in industrial parks, range from R75 to R90 per square metre.

Amenities

“Howard Centre and Central Square Centre in Pinelands, along with Old Mutual Shopping Mall on Jan Smuts Drive, provide retail outlets for residents and daily commuters, and malls in surrounding suburbs are easily accessible,” says Breytenbach. Eating houses are plentiful – from formal restaurants to small coffee shops and takeaway outlets – and besides the multitude of attractions available in adjacent areas, Oude Molen Eco Village in Pinelands offers entertainment for everyone. Attractive, child-friendly parks abound in Pinelands, and the South African Astronomical Observatory, in nearby Observatory, is definitely worth a visit.

There are a number of schools in the area, including Pinelands North, Pinelands Primary School, Pinehurst Primary School, Grace Primary School, Pinelands High School and Canon’s Creek Independent School. Medical institutions include Life Vincent Pallotti Hospital, Life Orthopaedic Hospital and Valkenberg Psychiatric Hospital, with many medical, dental and paramedical practices also represented. The City Lodge Hotel is situated near Mowbray Golf Club, while additional accommodation is offered by excellent guest houses, B&Bs and backpackers.
