Wynberg, a suburb which is making a comeback, is situated about fourteen kilometres from Cape Town’s city centre and easily accessible to the airport and harbour. It is a desirable address as new commercial buildings appear, interspersed with old historical cottages, some of which date from the late 1600s. The suburb is surrounded by and accessible to such suburbs as Constantia, Plumstead, Kenilworth and Youngsfield and is close to Kirstenbosch Gardens.

Wynberg has it all:

The area is predominantly commercialised along Main Road and consists largely of retail enterprises. There is a good cross-section of shops, businesses and eateries, as well as a shopping mall housing a wide variety of retail outlets. Properties between the business area and the railway station or taxi rank enjoy good levels of foot traffic, thus increasing the chance of passing trade. “Maynard Mall is the most popular attraction in the area with McDonalds and KFC being nearby. Home Choice has invested significantly into their head office which extends over most of a block,” says Jason Gregoriades, a member of the Rawson Property Group’s Commercial Business Development Team in Cape Town. “Further down there is a large Pick ‘n Pay with ample parking,” he continues.  Build-Mor Build It and several second hand car dealerships as well as shops offering cellular repairs, textiles, clothing and many other facets of retail or service businesses are to be found, not to mention a Department of Home Affairs office and Checkers supermarket. These serve a resident population of just under 15 000, besides benefitting from tourists visiting historical interest sites and staff employed in the many shops and offices nearby.

Great commercial property:

The retail sector is thriving and office premises are still available above these properties. These offer great value on B and C grade office space and thus many tenants opt for the area from a cost saving aspect as it is still within the Southern Suburbs, close to public transport, has all the necessary amenities and offers lower rentals than the city centre. During 2015 the commercial rentals averaged R50 to R80 per square metre while within malls it rose to R120 per square metre and higher. The overflow of business from the Claremont area also spills over into Wynberg. Wynberg offers good property in an attractive area which has the capability to enhance workspace, benefit staff and bring in a whole suburb of residents to utilise a business’ services. For these reasons, properties are being snapped up for redevelopment, be it immediate or in the long term.

Amenities:

Other amenities to be found are the Wynberg Police Station, well respected schools, such as Wynberg Boys’ Junior and High, Wynberg Girls’ Junior and High,, the Wynberg Magistrates Court, Maynardville Park and Open Air Theatre and the Wynberg Park. Public transport, both trains and buses, are easily accessible and the suburb lies between the M5 and M3 highways while the M4 (Main Road) transects it. Another feature is the Wynberg Improvement District, established with the aim of revitalising the suburb by creating a safe, clean environment which provides a pleasant shopping and working experience.

Property facts:

In 2015 there were 237 residential properties sold, a greater percentage of which were owned for  eleven or more years, while a lesser number were owned by persons who re-sold within a five year period. The cumulative value of these sales realised R320 273 000 and most sales were placed between R800 000 and R1 500 000
