Coming up for auction on Wednesday 24th July is a four-storey penthouse suite in Johannesburg’s ultra-luxurious Sandton Emperor apartment complex, which is sited in Morningside, just 200 m from the Sandton CBD.
The Sandton Emperor has 101 units in all, says Rob Whiteley, the Rawson Auctions franchisee for Gauteng, and this particular unit ranks as one of the two most exclusive in the building.
The penthouse, described by Whiteley in his pre-auction publicity as “the most exclusive pied-a-terre in Southern Africa”, has an entrance hall which links to a double volume lounge and a very spacious dining room. The penthouse has a state-of-the-art kitchen with Miele appliances, a double volume, open-plan master bedroom, with a walk through dressing area and en-suite bathroom, three additional bedrooms, all en-suite, and a particularly attractive large entertainment / TV area leading to a patio and a splash pool. The penthouse also has its own housekeeper’s premises and a storeroom. In the basement, it has a four car secure lock-up garage, covering 107 m2 – adding the penthouse property up to over 640m².
Perhaps one of the most attractive features of this development, says Whiteley, is that it commands panoramic views in two directions, taking in both the urban area and the countryside.
“The Sandton Emperor, developed in 2009, sets new benchmark standards in sectional title facilities, finishes and security,” said Whiteley. “There is little that can compare with it in South Africa today. The building has its own fully equipped gymnasium with lap pool and spa, a marble concierge area manned 24 hours a day and 24/7 ultra-secure controlled access. The complex also has a Lady Lime café, a fully equipped business boardroom and an open air, Roman style auditorium. Entrance to the penthouse is via a biometrically controlled elevator, which opens up directly into three of the four floors.”
Whiteley has suggested that bidding for this penthouse should start at R12 million. However, no reserve price has been set, indicating that it is possible some very fortunate affluent buyers might get the bargain of the century.
Whiteley also said, “Pre-auction interest has been high – and this bodes well for a successful sale – perhaps even before we get to auction”.
Rawson Auctions stipulate that bidders lodge a R50,000 fully refundable registration fee with them via EFT or by way of bank guaranteed cheque and that the successful bidder pays a 10% deposit and a 10% auctioneer’s commission on the fall of the hammer. Payment guarantees have then to be received within 14 days of the sale’s confirmation and the price is subject to 14% VAT. However, no transfer duty is payable. Cash is not accepted at Rawson Auction venues.
The auction will be held in the suite itself at 12 noon on Wednesday 24th July.
