Constantia and Bishopscourt, two of Cape Town’s most prestigious suburbs, have an established reputation for being home to the biggest and most luxurious mansions in the southern half of the Cape Peninsula. What is more, values in Bishopscourt have not just held their own, they have in fact almost doubled since the low period of 2011 and today are even slightly above the previous peak of 2009.
These facts, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape, make her latest offering very good value indeed because the home for sale is one of the biggest and most luxurious in the area. This home was previously marketed at a price of R17,5 million and now Rawson Auctions have managed to get a reserve price of R13,5 million. This will be a silent auction, meaning that buyers can submit their offers and then the winning bid will be announced on the 21st of August.
The home to be sold is in Montrose Avenue and has almost three acres of ground. It is a triple storey complex designed in a modern Spanish style and has no less than nine bedrooms. The largest of these is an exceptionally spacious main bedroom with an en suite bathroom and a separate shower space. The home also has two adjoining children’s bedrooms that share one bathroom and six additional bedrooms, most served by bathrooms, and four with their own balconies. Four of these bedrooms are, however, sited in a semi-independent guest suite.
The communal areas of the home, all exceptionally spacious, include a lounge/entertainment area with an indoor/outdoor link to a terrace, a formal dining room, a family room and a study. The kitchen, says Jovanovski, is designed for entertaining and is complemented by a scullery and a laundry.
In the large grounds are a swimming pool, a Jacuzzi, a tennis court, a pavilion, a squash court with its own changing rooms, an enclosed braai area with a pizza oven, double staff accommodation, parking for six cars and garaging for a further three.
The entire home is fully burglar alarmed and the property is protected by perimeter beams. The garden is fully mature with some magnificent palm trees and from many of its vantage points, as well as from many of the home’s rooms, mountain and False Bay views open out.
“This home,” says Jovanovski, “could be an attractive boutique hotel, B&B or spa – and its position would ensure that it was sought after by the more discerning and affluent of visitors to the Cape.
The main entrance is on Montrose Avenue, however the property extends down to Spilhaus Avenue and has an additional entrance there. The erf size of the plot is 11,991 m2.
“If ever there was a case of a facility offering the right address, this is it,” she says.
The auction is scheduled for 21st August at 12 noon and will take place at 222 Main Road, Rondebosch, the Rawson Property Group’s head office.
Rawson Auctions charge no bidder’s registration fee but do expect a 5% deposit on the sale price and a 10% auctioneer’s commission to be paid on the fall of the hammer.
