In Hout Bay it is widely recognised that properties in the security estates (there are nine in all) have appreciated in value far faster than those standing on their own plots.
“The last ten years have shown that these are the really good real estate investments in the Hout Bay valley – even though some have taken years to reach completion,” says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.
This being an undeniable fact, she adds, her latest offering, a plot in the Avignon security estate, should arouse real interest among a wide variety of investors or potential home owners.
Jovanovski will at 12 noon on 18th November at the Rawson Property Group’s head office at 222 Main Road, Rondebosch be auctioning a 3,880 m2 plot in Avignon. She expects the bidding to start at around R4 million. At this price the plot would, in fact, be around R100 per m2 cheaper than any currently on the market in the estate.
The estate is sited at the upper northern end of the valley on high ground and therefore all erven in it enjoy sea, mountain and valley views. The plot on auction is, in fact, the largest in the estate and, it is said, enjoys the best views. The plot also has sub-division rights.
Gardening throughout the estate, says Jovanovski, has been taken very seriously and the well cultivated indigenous gardens, maintained by a full garden staff, have been highly praised by horticulturists and visitors alike. The plot to be auctioned is unusual in that it has a small dam on it fed by a mountain stream.
“Local residents make the most of the wonderful outdoor opportunities and regularly hold braais and picnics at various points on the estate.”
Jovanovski stresses that one of the big attractions of the estate has been that all homes have to conform to a carefully evolved Provençal design and this, she says, has given the entire estate, including the entrance gates, a pleasing aesthetic unity.
Avignon contains 60 erven in all. Homes on 52 of these have already been completed and most of the remaining eight have submitted plans for approval.
Rawson Auctions do not ask for a bidder’s registration fee, but the rules and conditions stipulate that a 5% deposit is paid on the fall of the hammer as well as a 10% commission plus VAT to the auctioneering franchise.
