Low price makes 40 year old Brommersvlei road home ideal for an upgrade

Rawson Properties Constantia franchise, which since 2006 has been owned and run by Eugene Pienaar, is marketing a home in Brommersvlei Road, part of Constantias Hohenhort precinct. This home, says the franchises senior sales consultant, Gerald Romanovsky, is, at R5 950 000, good value for a home in such an upmarket area.

'At a time where 70% of the Constantia homes that we sell have marked Cape features, this 40 year old home with its flat roof, extensive glazing and wooden features, is very decidedly Eurocentric. If you have travelled through Europe and above all, if you have been to Scandinavia, you will recognise the roots from which this design has grown,' said Romanovsky.

I imagine certain potential buyers may feel the same way '“ but the majority will see this as a near-perfect opportunity to buy at a low price (the land alone here is worth R5 million) and renovate: the layout and design of the home make it ideal for this purpose'

Should the upgrade include a second storey, the home could offer its occupants panoramic mountain views over the tops of the trees.

Romanovsky said that this house is in exactly the price bracket (R4 to 6 million) for which the Rawson team find there is ongoing demand in Constantia and, he added, price stability in this region has now almost been achieved.

'In the price range to which I am referring, the dramatic price drops of 2009/2010 are now no longer evident but it has to be repeated that this home is very competitively priced. I would guess that R500 000 spent on this home would increase its value by R2 million'
