Home in Carletta Street, Paarl coming up for auction

One of the most attractive large family homes in Paarl, a three storey building on a 1,060 m2 site in Carletta Street on the prestigious Paarl mountainside, will come up for auction at the Rawson Property Group’s head office at 222 Main Road, Rondebosch at 12 noon on 19th June.

The ground floor of the building have still to be fitted out and finished, but the sellers are leaving this to the buyer.

On the first floor there are four incomplete bedrooms which are currently being used as storerooms. Above these on the second floor are fully complete, large formal dining and living rooms and a spacious Italian imported kitchen, tiled throughout and fitted with cupboards, a built in oven and a hob, a built in fridge and marble countertops with black finishes.

“It has to be realized,” she added, quoting a recent statement by the Rawson Property Group’s residential sales franchisee for Paarl, Lizette Joubert, “that Paarl is one of the few towns in South Africa in which the prices have risen continually for the last 13 years. The town simply bucked the downward trend and ignored the recession.”

For this and other reasons, she said, any property buy in the area is a good investment: prices are continuing to appreciate month-by-month and demand for accommodation in the town remains very strong.

“This particular home,” said Jovanovski, “has an innate distinction, a beautiful garden and a near-perfect site. It has to be seen to be fully appreciated.”

Their terms on which Rawson Auctions operate are

    ·         A 5% deposit to be paid on the fall of the hammer

    ·         A 10% commission plus VAT to be paid over and above the agreed price to Rawson Auctions, also payable on the fall of the hammer.

Jovanovski has pointed out that the Consumer Protection Act regulations stipulate that all bidders must be registered and that they bring certificated copies of their identity documents and proof of residence. However, she said, Rawson Auctions do not charge any registration fee to bidders.
